Where to Live in South Florida: The Complete 2026 Palm Beach County City-by-City Guide for Relocation Buyers

Overwhelmed by South Florida? A Palm Beach County agent's honest, city-by-city breakdown of every coastal and inland community

I am Rachel Williams, a Real Estate Advisor with The Premier Group at Compass, the #1 real estate team in Delray Beach, Florida by sales volume. In 2025, our team closed more than 550 transactions and over $475 million in sales. My practice covers the full Palm Beach County corridor. The single most common question I get from out-of-state buyers is not about a specific home. It is "where should I live?" This guide answers that question the way I answer it in a first conversation with a relocation client: city by city, geographically top to bottom, with what actually makes each one different from the others.

Palm Beach County is roughly 2,400 square miles with more than 30 municipalities. That is bigger and more varied than most out-of-state buyers realize. The city you pick determines your commute, your school assignment, your golf and boating access, your beach proximity, your neighborhood price band, and the character of your day-to-day life more than any other single decision in your relocation.

This guide is organized geographically. First the coastal cities from south to north along the Atlantic. Then the inland and western Palm Beach County communities. Each city gets a factual breakdown of what defines it and the buyer profile it typically attracts. Everything is described by physical and market characteristics that comply with the federal Fair Housing Act.

Part One: Coastal Cities, South to North

1. BOCA RATON

Aerial view of coastal high-rises beside an inlet, beach and turquoise ocean.

WHAT DEFINES IT

Palm Beach County's largest city by population (approximately 100,000+). Downtown Boca is anchored by Mizner Park (an open-air mixed-use core with dining, shopping, the Boca Raton Museum of Art, and the Mizner Park Amphitheater). Florida Atlantic University is headquartered in Boca and drives a significant year-round student and academic population. Boca Raton Regional Hospital is one of the largest medical centers in South County.

SCHOOLS AND AMENITIES

Boca Raton's public schools are consistently A-rated across the Palm Beach County School District. Boca Raton Community High School, Spanish River High School, Verde K-8, Addison Mizner K-8, and Del Prado Elementary are among the highest-rated in the county. The Greater Boca Raton Beach and Park District operates extensive community sports leagues, aquatic complexes, and playgrounds.

COUNTRY CLUBS AND GATED COMMUNITIES

Boca has one of the densest concentrations of country clubs in Florida: The Polo Club, Boca West, Broken Sound, Stonebridge, St. Andrews, Boca Grove, Woodfield Country Club, and Royal Palm Yacht and Country Club.

PRICE BAND

East Boca (east of I-95, coastal): $1M to $30M+.

Central Boca and country clubs: $500K to $10M+.

West Boca (west of the Turnpike): $400K to $2M+.

WHO GRAVITATES HERE

Buyers prioritizing A-rated public schools, master-planned gated communities, robust community sports infrastructure, downtown walkability at Mizner Park, and corporate corridor employment access.  If you're comparing Boca with other Palm Beach County markets, you can also read my West Palm Beach vs Delray Beach: Which Should You Buy In 2026? A Palm Beach County Real Estate Comparison for a closer look at how the lifestyle, housing, and location differ across South County.

2. HIGHLAND BEACH

Waterfront condominium towers between a boat canal and the Atlantic Ocean

WHAT DEFINES IT

A small coastal town of about 4,300 residents on the barrier island between Boca Raton and Delray Beach, running roughly three miles along A1A. Almost entirely residential with oceanfront and Intracoastal condominium buildings, a small stretch of estate single-family, and no downtown or commercial core to speak of.

WHAT ELSE DEFINES IT

Highland Beach is quiet by design. There is no beach concession, no downtown, and no through-road other than A1A. Beach access is via the town's public beach parks and private condominium beach frontage.

PRICE BAND

Oceanfront condos: $700K to $10M+.

Single-family: $2M to $30M+.

WHO GRAVITATES HERE

Buyers who want oceanfront or Intracoastal condo living without the density of downtown Boca or Delray, and who value quiet, low-traffic residential character. If you're comparing Highland Beach with other oceanfront and Intracoastal options, I break down the major waterfront communities across the county in BEST WATERFRONT COMMUNITIES IN PALM BEACH COUNTY 2026: OCEAN, INTRACOASTAL, AND YACHT CLUB HOMES FOR SALE.

3. DELRAY BEACH

Palm-lined E Atlantic Avenue in Delray Beach, viewed above the street and surrounding shops.

WHAT DEFINES IT

Delray Beach is known as "The Village by the Sea," Palm Beach County's most walkable downtown-to-beach city. East Atlantic Avenue runs from Swinton Avenue east to A1A and the Atlantic Ocean, one of the densest independent-restaurant and boutique-retail corridors in South Florida. Old School Square cultural campus, the Pineapple Grove Arts District, and multiple historic districts (Del-Ida Park, Old School Square Historic District, Osceola Park) define downtown character.

WHY IT IS STRUCTURALLY DIFFERENT

Delray Beach's city charter limits building height in the downtown core, which is why Delray has no high-rise office or condo towers by design. That limitation is what preserves the village-scale, low-rise, pedestrian character. It also means Delray Beach cannot be directly compared to West Palm Beach on the "walkable urban" axis: Delray is walkable at a different scale.

EAST DELRAY VS WEST DELRAY

East Delray (ZIP 33483, some of 33444): historic single-family, beach-adjacent estates, walkable to Atlantic Avenue. Price band $1M to $30M+.

West Delray (ZIP 33484, 33445, 33446): larger master-planned single-family, extensive 55+ community inventory (Kings Point, Huntington Pointe, Villages of Oriole), gated country clubs (Addison Reserve, Mizner Country Club, Delaire, Gleneagles, Seven Bridges). Price band $250K to $10M+.

If you're deciding between the two sides of the city, I break down the lifestyle, housing, and major differences in West Delray vs East Delray: Which Side Is Right For You?.

SCHOOLS

Palm Beach County School District serves Delray. Trinity Lutheran and Unity School are notable private options. Atlantic Community High School, American Heritage (Delray), Pine Grove Elementary, and Banyan Creek Elementary are among the schools with strong ratings in various portions of the district.

PRICE BAND

East Delray beach and Intracoastal estates: $1M to $30M+.

Downtown historic single-family: $1M to $10M+.

Downtown boutique condos: $500K to $10M+.

West Delray master-planned: $400K to $2.5M+.

West Delray country clubs: $500K to $10M+.

WHO GRAVITATES HERE

Buyers who want a walkable-to-beach and walkable-to-dining downtown at village scale, historic district character, and low-rise architecture. Delray also has one of the deepest 55+ community markets in South Florida in the western portion of the city.  For a closer look at what everyday life here is actually like, you can also watch my Living in Delray Beach Florida: The Pros & Cons Nobody Talks About.

4. GULF STREAM

Aerial view of palm-lined homes and a golf course beside the ocean.

WHAT DEFINES IT

Ultra-small coastal town of approximately 800 residents between Delray Beach and Ocean Ridge, occupying the narrow barrier island stretch of A1A. Home to the Gulf Stream School (private, one of the oldest independent day schools in South Florida) and the Gulf Stream Golf Club. Almost entirely single-family residential, primarily on the Intracoastal and oceanfront.

PRICE BAND

Oceanfront and Lake-front: $10M to $50M+.

Interior single-family: $3M to $20M.

WHO GRAVITATES HERE

Buyers who want proximity to Delray's Atlantic Avenue without living inside Delray's downtown, at an ultra-quiet residential character with the Gulf Stream Golf Club as the community anchor. If golf access is part of your South Florida search, I also break down more of the communities and club options around Delray in The Best Places to Live in Delray Beach for Golfers in 2026.

5. OCEAN RIDGE AND MANALAPAN

Aerial view of oceanfront homes with private pools, a sandy beach, and a wide waterway beyond.

WHAT DEFINES THEM

Two adjacent ultra-luxury barrier island towns between Gulf Stream and Palm Beach island. Ocean Ridge occupies the Boynton Beach barrier island. Manalapan is the smaller and more exclusive of the two: population approximately 400 residents, occupying a narrow strip of A1A anchored by the Eau Palm Beach Resort and Spa (formerly Ritz-Carlton) at the south end.

Manalapan homes commonly span ocean-to-Intracoastal on the same parcel with private ocean beach and Intracoastal dock, one of only a few U.S. residential product profiles that offers both.  For a deeper look at how Manalapan and Ocean Ridge compare with the county's other oceanfront, Intracoastal, and yacht-oriented communities, read Best Waterfront Communities in Palm Beach County 2026: Ocean, Intracoastal, and Yacht Club Homes for Sale

PRICE BAND

Ocean Ridge: $2M to $30M+.

Manalapan: $10M to $250M+ (Manalapan has repeatedly set U.S. residential sale records with ocean-to-lake estate transactions).

WHO GRAVITATES HERE

Ultra-high-net-worth buyers who prioritize direct ocean and Intracoastal access on a single parcel, absolute residential privacy, and ultra-low-density municipal character. Frequently cross-shopped with Palm Beach island.

6. BOYNTON BEACH

Waterfront condominium buildings and a marina crowded with boats at sunset.

WHAT DEFINES IT

Palm Beach County's third-largest city by population (approximately 80,000+). Coastal frontage on the Intracoastal and Boynton Inlet, one of the region's primary sportfishing inlets. Boynton Harbor Marina and the Boynton Inlet Bridge define the waterfront corridor. Bethesda Hospital East is the primary medical center.

WHAT ELSE DEFINES IT

Boynton Beach has been a major growth market for master-planned single-family communities, gated country clubs, and 55+ inventory over the past two decades. GL Homes' Valencia collection is heavily concentrated in Boynton (Valencia Del Mar, Grand, Sound, Bay, Cove, Reserve, Pointe). The city also contains Coral Lakes, one of the largest 55+ communities in the region with a 72,000-square-foot clubhouse. .If you're specifically comparing Boynton's active-adult options, I break down the major communities, housing styles, and price points in Best 55+ Communities in Delray Beach and Boynton Beach, Florida: The Complete 2026 Guide.

Downtown Boynton is undergoing active redevelopment along Federal Highway with new mixed-use projects planned or under construction.

PRICE BAND

Waterfront and Intracoastal: $700K to $10M+.

Master-planned single-family: $400K to $2M.

Country clubs and Valencia 55+ new construction: $500K to $2.5M+.

Established 55+ resale (Coral Lakes, Bent Tree, Palm Chase): $200K to $700K+.

WHO GRAVITATES HERE

Buyers who want new-construction master-planned single-family or 55+ inventory at a lower price band than Boca or Delray, plus meaningful waterfront and inlet access for boating and fishing.

7. HYPOLUXO AND LANTANA

Waterfront apartments beside a marina filled with boats, seen from above.

WHAT DEFINES THEM

Two small adjacent coastal communities between Boynton Beach and Lake Worth Beach. Hypoluxo occupies part of Hypoluxo Island and the mainland; Lantana includes the mainland and a portion of the barrier island. Lantana's public beach and Kimpton Vero Beach oceanfront area are notable coastal amenities. Old Key Lime House on the Lantana Intracoastal is one of the oldest continuously operating waterfront restaurants in Florida.

PRICE BAND

Coastal and Intracoastal: $700K to $8M+.

Mainland single-family: $400K to $1.5M.

WHO GRAVITATES HERE

Buyers looking for coastal access at a price meaningfully below Delray, Boca, or Palm Beach island. Also active boating market given easy Intracoastal access. If waterfront access and boating are priorities, I break down more of the county's coastal and Intracoastal options in Best Waterfront Communities in Palm Beach County 2026: Ocean, Intracoastal, and Yacht Club Homes for Sale.

8. LAKE WORTH BEACH (FORMERLY LAKE WORTH)

Beachfront condominium beside the Atlantic Ocean, with a long pier and palm-lined grounds.

WHAT DEFINES IT

Officially renamed from "Lake Worth" in 2019 to distinguish it from Lake Worth Lagoon and Lake Worth Road. One of the most character-rich and price-accessible ZIP codes on the Palm Beach County coast. Eastern portion is defined by a walkable historic downtown along Lake and Lucerne Avenues, the Lake Worth Beach Casino and Municipal Beach, the Lake Worth Playhouse (one of the oldest continuously operating theaters in Florida), Compass Community Center, the annual Street Painting Festival, and a rapidly growing gallery, mural, and restaurant scene. Cottage neighborhoods with 1920s-1940s Mediterranean Revival, Mission, and Craftsman architecture line the streets around downtown.

WEST LAKE WORTH / LAKE WORTH CORRIDOR (much of this is unincorporated Palm Beach County despite the Lake Worth mailing address) is more residential with larger single-family homes, established mid-century and 1980s subdivisions, and Palm Beach County public schools.

PRICE BAND

East Lake Worth Beach: $400K to $2M+ (waterfront and beach-adjacent runs higher).

West Lake Worth: $300K to $900K+ for single-family.

WHO GRAVITATES HERE

East Lake Worth Beach draws buyers looking for walkable-to-beach and walkable-downtown character with an active arts and gallery scene, at a lower entry price than Delray or Boca. Western Lake Worth attracts buyers looking for more space per dollar in an established residential setting. If you're comparing walkable Palm Beach County downtowns, I also break down how two of the area's larger lifestyle markets compare in West Palm Beach vs Delray Beach: Which Should You Buy In 2026? A Palm Beach County Real Estate Comparison.

9. PALM BEACH ISLAND

Aerial view of waterfront homes and docks between a palm-lined beach and the ocean.

WHAT DEFINES IT

The Town of Palm Beach occupies the barrier island east of the Intracoastal, connected to the mainland by three bridges. One of the most historically prestigious residential addresses in the United States. Anchor institutions include The Breakers, The Colony, the Flagler Museum, and The Everglades Club. Worth Avenue is the primary retail and dining corridor.

WHAT ELSE DEFINES IT

Palm Beach island is roughly 16 miles long and averages half a mile wide. Building height and density are aggressively restricted by the Town of Palm Beach's zoning code, which is why the island has almost no high-rise towers. Housing stock is a mix of historic estates (Addison Mizner, Marion Sims Wyeth, John Volk, Maurice Fatio architecture), post-war ranch homes, boutique condos (mostly under 40 units), and large oceanfront estates on the north end.

PRICE BAND

Boutique condos: $1M to $10M+.

Interior single-family: $3M to $20M.

Oceanfront and Lake-front estates: $10M to $250M+.

For buyers focused specifically on waterfront property, I break down Palm Beach Island alongside the county's other oceanfront, Intracoastal, and yacht-oriented markets in Best Waterfront Communities in Palm Beach County 2026: Ocean, Intracoastal, and Yacht Club Homes for Sale.

WHO GRAVITATES HERE

Buyers whose primary requirement is Palm Beach island itself. This is a specific and self-selecting market where the address carries the weight.

10. WEST PALM BEACH

Downtown West Palm Beach waterfront with marina sailboats, high-rises, and palm-lined streets.

WHAT DEFINES IT

Palm Beach County's largest downtown by employment and residential density. Population approximately 126,944 (April 2025), up more than 9,500 since 2020, projected to reach 156,600 by 2050. Downtown is anchored by the Flagler Drive waterfront, CityPlace/The Square, Clematis Street, and the Kravis Center for the Performing Arts. Palm Beach International Airport is 5-10 minutes from downtown.

Since 2022, downtown West Palm Beach has attracted major financial institutions including Goldman Sachs, Elliott Management (at 360 Rosemary), Citadel, BlackRock, Point72, Morgan Stanley, Virtu Financial, Wells Fargo (relocating its wealth management HQ), and Merrill Lynch. This corporate migration is driving the concurrent ultra-luxury condo tower boom on Flagler Drive.

NEIGHBORHOODS

Singer Island is home to Palm Beach Shores at its south end (a small municipality of ~1,300 residents) and John D. MacArthur Beach State Park at the north end.

Singer Island has one of the highest concentrations of luxury oceanfront condominium towers in Palm Beach County: The Ritz-Carlton Residences Palm Beach, Water Club, One Singer Island, Marriott Ocean Pointe, The Resort at Singer Island, Corniche, and Oasis Singer Island. The Adequan Global Dressage Festival grounds and the International Polo Club Palm Beach are also based in Wellington. The Village of Wellington's Equestrian Preserve area protects large-acreage residential zoning, bridle paths, and horse-first neighborhoods across roughly 9,000 acres in western Wellington. Wellington is served by consistently A-rated Palm Beach County public schools. Brief Note : The Western Agricultural Communities

Palm Beach County extends far west of the Turnpike to Belle Glade, South Bay, and Pahokee along Lake Okeechobee. These communities are primarily agricultural and are not typical relocation destinations for coastal or corridor buyers. If you are considering agricultural land, farming, or equestrian acreage west of the population corridor, the western agricultural municipalities warrant a separate specialized conversation.
