I am Rachel Williams, a Real Estate Advisor with The Premier Group at Compass, the #1 real estate team in Delray Beach, Florida by sales volume. In 2025, our team closed more than 550 transactions and over $475 million in sales across Palm Beach County. Waterfront is the single most-searched criterion in my relocation practice, and it is also the most misunderstood. Not all "waterfront" is the same. This guide breaks down what actually matters when you are choosing between an oceanfront estate, a deep-water canal home, an Intracoastal single-family, or a yacht club community with private marina.
Palm Beach County has more waterfront residential product than any other county in Florida outside of Miami-Dade and Monroe. Between the Atlantic Ocean, the Intracoastal Waterway, the Loxahatchee River, the Boca and Jupiter inlets, and hundreds of miles of interior canal and lake systems, waterfront homes range from $500,000 canal condos to $250 million ocean-to-Intracoastal estates.
Before we get to the communities, it is worth understanding the four types of Palm Beach County waterfront. The distinctions determine what you can do with a boat, how much you pay, and how the home resells.
1. OCEANFRONT
Direct frontage on the Atlantic Ocean. Barrier island only (Palm Beach Island, Singer Island, Jupiter Island, Highland Beach, Gulf Stream, Manalapan, Ocean Ridge, coastal Boca, coastal Delray, coastal Boynton). No boat dockage from the home; boat storage is at a nearby marina. Beach access is either private (in gated communities), semi-private (via community easements), or public (via public beach parks).
2. INTRACOASTAL WATERWAY (ICW) FRONTAGE
Direct frontage on the Intracoastal Waterway, which runs the length of Palm Beach County parallel to the coast. Intracoastal homes typically have private docks capable of accommodating boats from 30 to 100+ feet depending on the property. Access to the ocean is via one of four Palm Beach County inlets: Boca Inlet, Boynton Inlet, Palm Beach Inlet (Lake Worth Inlet), and Jupiter Inlet. For buyers looking for the rare properties that combine both sides of the waterfront lifestyle, I break down South Florida's ocean-to-Intracoastal estates in Sunrise on the Sand, Sunset at the Dock: South Florida's Ocean-to-Intracoastal Estates in 2026.
3. INTERIOR CANAL AND LAKE SYSTEMS
Man-made canals off the Intracoastal, most commonly in Tropic Isle Delray, Boca Isles, Royal Palm Yacht Club, Admirals Cove, North Palm Beach's canal system, and Old Port Cove. Canal homes offer private dockage but with varying boat length capacity depending on canal width and depth. Some canal systems flow to the Intracoastal and then to the ocean without fixed bridge restriction; others do not. If private dockage in Delray Beach is the priority, I break down more of the local options in The 3 Best Waterfront Communities in Delray Beach.
4. RIVER AND INLET FRONTAGE
Direct frontage on the Loxahatchee River (Jupiter, Tequesta) or on the immediate mouth of an inlet (Jupiter Inlet, Boca Inlet, Boynton Inlet). These homes carry a premium because immediate ocean access is faster and free of the Intracoastal Waterway's speed and manatee zone restrictions.
The single most important variable in Palm Beach County waterfront is whether a home has "no fixed bridges" access to the ocean. Fixed bridges limit boat height (typically to 20-30 feet of vertical clearance depending on the bridge). If your boat has a tuna tower, a flybridge, or a sailboat mast that exceeds the fixed bridge clearance between your home and the ocean, that home is effectively land-locked for your boat.
No-fixed-bridge Palm Beach County waterfront segments include:
- The Boca Raton section from Boca Inlet north through parts of East Boca
- The Boynton Beach section immediately adjacent to Boynton Inlet
- Sections of the Palm Beach Inlet area
- The entire Jupiter Inlet zone north to the Loxahatchee River, including all of Admirals Cove, Jupiter Island, Tequesta, and portions of North Palm Beach
Buyers targeting large yachts, sportfishing towers, or sailboats should filter every waterfront search on this criterion first. A $5M home with a fixed bridge between it and the ocean is a different product than a $5M home with no fixed bridge access.

The Town of Palm Beach occupies the barrier island east of the Intracoastal, from South Palm Beach north to the Palm Beach Inlet. Five questions I ask every waterfront buyer:
1. WHAT SIZE BOAT DO YOU OWN OR PLAN TO OWN?
Under 25 feet: any Palm Beach County waterfront works.
25 to 40 feet: most Intracoastal and canal homes work; verify canal depth and turning radius.
40 to 65 feet: filter for deep-water lots (5+ ft controlling depth) with no low fixed bridges to the inlet.
65+ feet: filter aggressively for no-fixed-bridge access to the ocean. This narrows the list to specific segments (Royal Palm Yacht Club, Admirals Cove, Manalapan, Palm Beach island, Old Port Cove, and select Ocean Ridge and Jupiter Inlet Colony properties).
2. DO YOU PLAN TO USE THE OCEAN OR THE INTRACOASTAL?
Ocean use daily: buy near an inlet with no fixed bridges (Boca, Boynton, Palm Beach, or Jupiter inlets).
Intracoastal cruising only: fixed bridges are less of an issue, and you can consider a wider range of waterfront communities.
Both, occasional: middle-priority filter.
3. DO YOU WANT THE BEACH FROM THE HOME?
Yes, direct oceanfront: barrier island only (Palm Beach island, Highland Beach, Gulf Stream, Ocean Ridge, Manalapan, coastal Boca and Delray, Singer Island, Juno Beach).
Walk to beach acceptable: East Delray, East Boca, East Boynton, most barrier islands and immediately adjacent mainland.
Beach not required: Intracoastal, yacht club, and river communities all work.
4. DO YOU WANT ONE PARCEL OR MULTIPLE?
Ocean-to-Intracoastal on one parcel: Manalapan and select Palm Beach island properties are the primary options.
Ocean or Intracoastal alone: everywhere else.
5. WHAT IS YOUR TARGET PRICE?
Under $1M: interior canal condos, older Intracoastal condos, some Boynton and Riviera Beach waterfront.
$1M to $3M: most Intracoastal and canal single-family, plus most oceanfront condos.
$3M to $10M: full range of Intracoastal single-family, quality oceanfront condos, and entry oceanfront single-family in some communities.
$10M+: oceanfront single-family, ocean-to-Intracoastal Manalapan estates, top Palm Beach island product, and top yacht club community estates.
Palm Beach County waterfront is not one market. It is at least five very different markets segmented by water type, boat access, and price band. The right waterfront for you depends on the size of your boat, whether you use the ocean or the Intracoastal, whether you want direct beach access, and what price band you are working within. This guide covers the 20+ waterfront communities that come up most often in relocation calls. The final address usually comes down to filtering aggressively on no-fixed-bridge access, then on price, then on lifestyle amenities.
Q1: What are the best waterfront communities in Palm Beach County?
A: Palm Beach County waterfront breaks into five categories. Oceanfront: Palm Beach Island, Manalapan, Gulf Stream, Ocean Ridge, Highland Beach, coastal Boca Raton, coastal Delray Beach, Singer Island, Juno Beach, and Jupiter Inlet Colony. Intracoastal single-family: Royal Palm Yacht and Country Club (Boca), The Sanctuary (Boca), Tropic Isle (Delray), and Seagate (Delray). Yacht club / private marina: Admirals Cove (Jupiter), Frenchman's Creek (Palm Beach Gardens), Old Port Cove (North Palm Beach), and Lost Tree Village (North Palm Beach). Riverfront: Jupiter and Tequesta on the Loxahatchee River. Interior canal: older Boca, Boynton, and Delray canal systems.
Q2: What is Admirals Cove Jupiter?
A: Admirals Cove is the largest private marina residential community in Palm Beach County, with approximately 800+ homes across a 900-acre gated community in Jupiter, Florida. The community's private on-site marina has 900+ boat slips accommodating vessels from small tenders up to superyachts. Amenities include 45 holes of championship golf, tennis, spa, waterfront dining, and a boutique inn. Admirals Cove has no fixed bridges between the community and the Jupiter Inlet, making it one of the most desirable Palm Beach County addresses for large-boat owners.
Q3: What communities in Palm Beach County have no fixed bridges to the ocean?
A: The primary no-fixed-bridge segments in Palm Beach County are: the Boca Raton section from the Boca Inlet north through parts of East Boca (including Royal Palm Yacht and Country Club and select Sanctuary lots), the Boynton Beach section immediately adjacent to the Boynton Inlet, sections of the Palm Beach Inlet area (including Old Port Cove and Lost Tree Village in North Palm Beach), and the entire Jupiter Inlet zone north to the Loxahatchee River, including all of Admirals Cove, Jupiter Inlet Colony, and Tequesta. No-fixed-bridge access is a substantial premium for owners of large yachts, sportfishing boats with tuna towers, and sailboats.
Q4: What is the difference between oceanfront and Intracoastal in Palm Beach County?
A: Oceanfront homes sit directly on the Atlantic Ocean on Palm Beach County's barrier islands (Palm Beach Island, Manalapan, Gulf Stream, Ocean Ridge, Highland Beach, coastal Boca, coastal Delray, Singer Island, Juno Beach, Jupiter Inlet Colony). Oceanfront homes do not have private boat dockage; boat storage is at a nearby marina. Intracoastal homes sit on the Intracoastal Waterway (the protected inland waterway running the length of the county) with private docks capable of accommodating boats from 30 to 100+ feet. Intracoastal homes access the ocean via one of the county's four inlets: Boca, Boynton, Palm Beach, or Jupiter.
Q5: What is Royal Palm Yacht and Country Club?
A: Royal Palm Yacht and Country Club is a gated deep-water single-family yacht community in East Boca Raton with approximately 700 homes on lots with private deep-water dockage. Membership at the club is separate from home ownership. Royal Palm has direct Intracoastal access with no fixed bridges to the Boca Inlet, making it one of the top yacht-owner addresses in South County. Prices range from approximately $3M to $50M+.
Q6: What is Tropic Isle in Delray Beach?
A: Tropic Isle is a finger-canal single-family community in East Delray Beach with approximately 600+ homes, most on 100-foot canal frontage lots with private dockage. Tropic Isle has no HOA and offers direct Intracoastal access. Prices run approximately $2M to $15M+ depending on lot position and home condition.
Q7: What is Frenchman's Creek in Palm Beach Gardens?
A: Frenchman's Creek is a guard-gated country club and yacht community in Palm Beach Gardens with approximately 611 homes. The community includes a private marina with 82 deep-water slips, two championship golf courses, 20 tennis courts, a spa, and a dedicated beach club on Singer Island. Membership is mandatory equity, meaning home purchase requires club membership. Prices range from approximately $2M to $15M+.
Q8: Which Palm Beach County community has the best marina for large yachts?
A: Admirals Cove in Jupiter has the largest private residential marina in Palm Beach County with 900+ slips and no fixed bridges to the Jupiter Inlet. For superyacht owners (100+ feet), the Rybovich Superyacht Marina in Riviera Beach is one of the largest superyacht refit and berthing facilities on the U.S. East Coast, though Rybovich is not a residential community; superyacht owners typically keep the boat at Rybovich and buy nearby residential product.
Q9: What is Manalapan Florida waterfront?
A: Manalapan is an ultra-small barrier island town in Palm Beach County with approximately 400 residents. Manalapan is known for a residential product profile that is rare in the U.S.: homes that span ocean to Intracoastal on the same parcel, giving buyers private ocean beach and Intracoastal dockage from a single property. Prices commonly run $10M to $250M+, and Manalapan has repeatedly set U.S. residential sale records.
Q10: How much does a waterfront home cost in Palm Beach County?
A: Waterfront pricing in Palm Beach County spans a wide range. Interior canal condos start around $500K. Oceanfront condos on Highland Beach, Singer Island, and Juno Beach start around $500K to $700K. Intracoastal single-family homes typically start around $2M. Deep-water Intracoastal with no fixed bridges (Royal Palm Yacht Club, Admirals Cove, Old Port Cove) commonly runs $2M to $30M+. Oceanfront single-family estates run from $3M in Ocean Ridge and Highland Beach to $250M+ on Palm Beach Island and in Manalapan. The single most important price variable is no-fixed-bridge access to the ocean.
Q11: What is the Loxahatchee River in Jupiter?
A: The Loxahatchee River is one of only two federally designated Wild and Scenic Rivers in Florida, running through Jupiter and Tequesta before draining into the Jupiter Inlet. Riverfront single-family homes on the Loxahatchee offer direct access to the Jupiter Inlet with no fixed bridges, making the Loxahatchee zone one of the premier waterfront segments in the county. Notable communities include portions of Jupiter, Tequesta, and Jupiter Farms (further west in the freshwater river section).
Q12: What is Old Port Cove North Palm Beach?
A: Old Port Cove is an established gated waterfront community in North Palm Beach with a 208-slip marina and multiple mid-rise condominium buildings plus single-family sections on the North Palm Beach Waterway. Old Port Cove has no fixed bridges to the Palm Beach Inlet, giving residents fast ocean access. Prices range from approximately $700K for condos to $8M+ for waterfront single-family.
