Boca Raton and Delray Beach sit right next to each other on the map. Same county, same coastline, twenty minute drive apart. But if you are choosing between them, they are meaningfully different cities. Different downtown, different price bands, different vibes. Here is the honest breakdown.

The Basics

Boca Raton is the larger city by population, with roughly 102,000 residents. Delray Beach is smaller, with about 72,000. Boca covers more geography, extends further west, and includes both incorporated city neighborhoods and adjacent unincorporated communities. Delray is more compact and easier to walk end to end. Both cities are in Palm Beach County, which means they share the same county property tax rate and the same state protections like the Homestead Exemption. But the city-level tax rates are different. Boca Raton's city millage is currently lower than Delray Beach's, which means the city portion of your property tax bill will typically be smaller in Boca than in Delray, if all else is equal.

The Price Picture

As of August 2026:

Boca Raton overall median sale price is around $657,500. That is up about 1.5 percent from a year ago. Single family homes average around $955,000 with median list prices closer to $1.4 million. Condos average around $315,000 with median list prices near $350,000. Delray Beach is comparable but generally trends higher in the walkable and coastal zip codes. The 33483 zip code (East Delray, oceanfront) has a median sale price near $1.1 million. The 33444 zip code (downtown Delray) has recent 30-day median sales pulling above that because of luxury closings, though the average home value is closer to $526,000.


Bottom line: Boca has a wider price range because the city itself is bigger and includes more neighborhoods, from entry-level condos to eight-figure Royal Palm estates. Delray has less inventory overall but a stronger concentration of walkable downtown homes.

The Downtown Comparison

This is the biggest lifestyle difference.

Boca Raton's downtown is centered on Mizner Park, a planned mixed-use development with retail, restaurants, condos, the Boca Raton Museum of Art, and an amphitheater. It is manicured, walkable within its own footprint, and skews toward retail and dining. The surrounding "Golden Triangle" area is where most of downtown Boca lives.


Delray Beach's downtown is Atlantic Avenue, a mile-long organic main street that runs from I-95 all the way east to the beach. It grew up naturally, is denser with foot traffic, has more nightlife, and has arts, galleries, and events layered throughout. Old School Square, Pineapple Grove, and the boutique shopping east of Federal Highway all feed into this one corridor. The Beach Comparison

Both cities have public beach access along the Atlantic. Boca's public beaches (South Beach Park, Red Reef Park, Spanish River Park) are larger, have more parking, and charge entrance fees for non-residents. Delray's Municipal Beach is free walk-up access from Atlantic Avenue and stretches about two continuous miles.

 Buyers looking for a bigger city feel, more inventory range, larger beach parks, and slightly lower city taxes tend to land in Boca Raton. Buyers looking for a smaller, denser, walk-everywhere downtown with more nightlife, a free public beach, and a stronger arts scene tend to land in Delray Beach.
