Delray Beach vs Boca Raton vs West Palm Beach: Where Should You Buy in 2026?

I'm Rachel Williams, a Real Estate Advisor with Compass and a real estate agent in Delray Beach focused on luxury condo sales and the walkable downtown core. I show property in all three of these cities, and this is the question I get asked more than any other.

Here is the honest comparison, with the numbers.

Most buyers relocating to Palm Beach County arrive with these three cities on a list and no real way to tell them apart. They are 20 minutes from each other. They share a coastline, an airport, and a county government. On paper they look interchangeable.

They are not. They attract completely different buyers, and picking wrong costs you either money or the life you moved here for.

What is the difference between Delray Beach, Boca Raton, and West Palm Beach?

As of June 2026, Boca Raton is the most expensive of the three with a median sale price of $849,538 at $452 per square foot, followed by Delray Beach at $619,663 and $318 per square foot, and West Palm Beach at $499,678 and $325 per square foot. Boca Raton is the polished, master-planned, country club market with the largest homes and lots. Delray Beach is the small walkable downtown with a nightlife and restaurant scene. West Palm Beach is the urban, high rise, business and finance market with the fastest growing luxury condo tier. All three are car dependent outside their downtown cores.

West Palm Beach has the lowest median price but a higher price per square foot than Delray Beach. That is not a contradiction. It tells you West Palm's inventory skews toward smaller units, mostly condos and apartments in and near downtown, while Delray sells more single family homes with square footage that dilutes the per foot number. If you are comparing a condo to a condo, West Palm is not the bargain the median implies.  It is also why I always caution buyers against choosing a South Florida market based on median price alone. West Palm Beach price per square foot jumped 16.1 percent year over year. That is nearly three times the increase in Delray and more than double Boca. Combined with a 39 percent jump in sales volume, that is a market repricing in real time. It is the fastest moving of the three by a wide margin.

All three sold at roughly 95 percent of list. Every one of these markets gives buyers negotiating room right now. That was not true in 2021 or 2022. It is the single most useful fact in this article if you are actively shopping. But negotiating room does not mean throwing out a low offer and hoping it sticks. Boca Raton: Polished, Planned, and Expensive

Boca is the most expensive of the three and it is not close. The $452 per square foot median is 42 percent above Delray and 39 percent above West Palm.

What you are paying for. Boca is a master-planned city and it shows. Wide landscaped roads, strict architectural review, a serious commercial base, Florida Atlantic University, Boca Raton Regional Hospital, and the deepest inventory of country club communities in the county. Mizner Park anchors a downtown that feels curated rather than organic. Who it is right for. Buyers who want square footage, larger lots, and newer construction. Buyers who want a country club life with golf, tennis, and a clubhouse. Anyone who wants a short drive to a major office corridor. Anyone who values quiet and predictability and does not want to hear a band playing at 11pm. The tradeoff. Boca's downtown is small relative to the city and most of the city is genuinely car dependent. The Walk Score of 38 is the honest number. The energy is quieter. Some buyers find it beautiful and calm. Others find it sleepy and drive to Delray on Friday nights, which is a thing that actually happens constantly.

On the luxury end, Boca's new condo product sits in Alina Residences off Mizner Boulevard and Royal Palm Residences near the Intracoastal, plus the oceanfront buildings along A1A. Alina's active listings have run from roughly $1.675 million to just under $10 million.

Delray Beach: The Walkable One


Delray has the smallest true downtown of the three and the best one.

What you are paying for. Atlantic Avenue. That is the honest answer. Delray Beach as a city scores 35 on Walk Score, which is car dependent. But addresses in the heart of downtown score in the low 90s, Walk Score's "Walker's Paradise" tier. You can genuinely live without using your car for dinner, coffee, the gym, the farmers market, and the beach. Almost nowhere else in South Florida offers that at this scale.

Delray also has something the other two do not: a hard height cap on its downtown. Within the Atlantic Avenue Limited Height Area, running 125 feet either side of Atlantic between Swinton and the Intracoastal, buildings are capped at three stories and 38 feet. Elsewhere in the downtown CBD the cap is four stories and 54 feet. That is zoning, not preference, and it means the walkable core physically cannot be redeveloped into towers. That supply constraint is the whole investment thesis. It's also why rising inventory across Delray does not tell the full story for properties close to Atlantic Avenue. Who it is right for. Buyers who want to walk. Second home and seasonal buyers who want a social, restaurant heavy life without needing a car. Anyone trading a Northeast small town or walkable suburb for Florida and refusing to give up the sidewalk. 

The tradeoff. Season. From January through April, Atlantic Avenue is loud, parking is difficult, and restaurant waits are long. People who love Delray love this. People who wanted quiet find it exhausting. Delray also has the smallest luxury new construction pipeline of the three. Downtown is adding roughly 52 new condominium residences across Ónix Delray Beach and the approved project at 109 SE 5th Avenue, plus about 13 luxury townhomes at Casa Avenida and Fifth Avenue Townhomes, both from the high $2 millions. Delray had the strongest price growth of the three, up 10.7 percent year over year on median price, more than double Boca's 4.6 percent.

West Palm Beach: The Urban One

West Palm is the fastest changing of the three and the most misunderstood.

What you are paying for. Scale and momentum. West Palm has actual high rises, an actual central business district, the county's cultural institutions, the Brightline station, and Palm Beach International Airport ten minutes away. The financial services migration into West Palm over the past several years is real, and it has pulled a wave of new luxury condo development onto Flagler Drive that has no equivalent in Delray or Boca.

Who it is right for. Buyers who want a city, not a town. Anyone who travels constantly and wants the airport and the train. Anyone buying at the top of the luxury condo market, where West Palm now has product that Delray and Boca simply do not offer. Anyone looking for a lower entry price than Boca in a comparable urban setting.

The tradeoff. West Palm is uneven. It has genuinely excellent neighborhoods like Flamingo Park and Grandview Heights sitting near areas that are still in transition. Block by block variation is greater here than in the other two cities, and that is not something you can assess from Zillow. The citywide Walk Score of 40 is the highest of the three, but it averages a walkable downtown against a large car dependent western half.

The luxury tier is exploding. New Flagler Drive product runs from roughly $1,400 to $1,700 per square foot at the entry end of new construction up past $3,000 for trophy buildings, with the very top of the market beyond $5,000. Those top numbers are ones Delray and Boca do not reach.

The Tax Difference Nobody Mentions

This is the part that surprises people, and it is a real dollar difference.

The three cities do not share a tax rate. They share the county portion and set their own municipal millage on top of it. As of the current tax year those municipal rates run roughly:

West Palm Beach's municipal rate is more than double Boca Raton's. That does not mean a West Palm home costs more to hold, because the taxable values are so different, but it does mean two homes at the same purchase price in Boca and West Palm carry meaningfully different annual bills. Property taxes are one of the expenses buyers tend to underestimate when comparing cities, especially when they are relocating from out of state. Run the actual numbers on any specific property before you decide. The Palm Beach County Property Appraiser publishes the full rate table by district, and your millage depends on your exact taxing district, not just your city.

Two other things to understand. Florida has no state income tax, which is why many of my clients are here at all. And the Save Our Homes cap limits annual assessed value increases on homesteaded property, but it resets when a property sells, so the taxes the current owner pays are almost never the taxes you will pay. Look at the assessed value, not the seller's tax bill.

How to Actually Choose

Forget the cities for a second. Answer these four questions and the answer picks itself.

1. Do you want to walk or do you want space? Walk, choose Delray. Space, choose Boca. Both, you will compromise on one.

2. How often will you use an airport? Weekly, West Palm. PBI is ten minutes from downtown West Palm, roughly 25 to 30 from Delray, and 35 plus from most of Boca depending on traffic.

3. Do you want a country club? Boca, easily. It has the deepest inventory and the widest range of initiation costs. Delray has good options west of I-95. West Palm is the weakest of the three on this.

4. Are you buying a condo above $2 million? West Palm has the most new product and the most competition among sellers. Boca has the most established mid-luxury condo stock. Delray has the least inventory and the most scarcity, which cuts both ways.

The Thing Nobody Tells You
You can buy in one and use the others.

These cities are 20 to 25 minutes apart. My clients who buy in Boca eat dinner in Delray. My clients in Delray fly out of West Palm. Nobody's life is confined to one municipal boundary.

So the real question is not "which city is best." It is "where do I want to wake up." The restaurant scene, the airport, the golf course, and the beach are all shared. What is not shared is your street, your walk to coffee, and what you see out your window.

Buy for that. Drive for the rest.

For walkable restaurant and nightlife density in a compact area, Delray Beach's Atlantic Avenue is the strongest. For a planned, curated retail and dining environment, Boca Raton's Mizner Park. Is West Palm Beach cheaper than Delray Beach?

By median sale price, yes. West Palm Beach was $499,678 in June 2026 versus $619,663 in Delray Beach. But West Palm's median price per square foot was $325 compared with Delray's $318, so on a per foot basis they are nearly identical. The lower median reflects smaller units, not cheaper real estate.

West Palm Beach by a wide margin. Sales volume was up 39 percent year over year in June 2026 and median price per square foot was up 16.1 percent, both far ahead of Delray Beach and Boca Raton.

Are any of these three a buyer's market right now?

All three are buyer friendly by recent standards. In June 2026 each city was selling at roughly 95 percent of list price, with 79 to 87 days on market and Redfin Compete Scores in the low to mid 20s. Buyers have real negotiating room in all three.
