Every few months, I sit down and look at what is really happening with homes in East Delray Beach. Not the noise. Not the headlines. Just the numbers, and what they mean if you are thinking about buying or selling here. Here is where things stand as we head into fall 2026.


Think of the housing market like a store. Some months the shelves are full and shoppers have time to browse. Other months the shelves are almost empty and things fly out the door the same day they are put out. Right now, East Delray Beach is closer to the second one, especially in the walkable downtown pocket.

TWO DELRAYS, TWO DIFFERENT STORIES

East Delray is really two neighborhoods stitched together, and each one is behaving a little differently right now.

This is the walkable part. Pineapple Grove, Old School Square, Del-Ida Park, the streets you can walk to Atlantic Avenue from. Homes here are being bought up quickly. On average, a home listed here goes under contract in about eleven days. A year ago it took closer to thirty-five days. That is a big shift. There are also fewer homes for sale than there were a year ago, even though sellers are actively putting new ones on the market. Buyers are just grabbing them faster than they can pile up. And that walkability has its own pricing curve. This is the beach side. Seagate, Tropic Isle, the properties along the water. Prices here are already high, with the average home valued at just over one million dollars. Those prices are still going up, but only a little. Around one and a half percent higher than a year ago. Slow and steady, not a jump.

How Does This Compare to The Rest Of Palm Beach County?

In Palm Beach County overall, the middle-price home sold for about seven hundred thousand dollars in mid-summer 2026. That is almost twelve percent higher than a year ago, and most of that jump is coming from the luxury market. Delray Beach sits comfortably inside that trend.


What This Means If Your Buying?

If you have been waiting for prices to drop before you buy in East Delray, the numbers are not on your side. Prices are still nudging upward, not falling. But that does not mean there is no room to negotiate. Look at condo buildings where the monthly fees are high or where big repairs are coming up. Those sellers tend to be more flexible. Single-family homes in the walkable downtown streets, on the other hand, are usually selling close to the asking price. Move quickly when you find one you like.


What This Mean If your Selling?

The window is shorter than it was last summer. Buyers are looking, but they are pickier and more patient than they used to be. Homes that are priced correctly in the first two weeks are the ones that sell fast and near the asking price. Homes that go on the market with wishful pricing sit past thirty days and end up dropping the price anyway. Getting the number right the first time matters more than it has in years.

Downtown Delray and Coastal Delray

East Delray Beach is not booming, and it is not crashing. It is settling into a healthier rhythm. Downtown is tight, coastal is steady, and prices are still moving up slowly.
