About the Neighborhood

Seagate is one of the most location-dense neighborhoods in Delray Beach. The area occupies the stretch of land between Atlantic Avenue and Linton Boulevard, bounded on the east by A1A and the Atlantic Ocean and on the west by the Intracoastal Waterway. That puts Seagate within walking distance of both the beach and the downtown dining corridor, a combination only a few Delray neighborhoods can offer.

The housing stock spans several decades and styles. You will find mid-century ranches from the 1950s and 1960s alongside full-scale contemporary coastal new construction with private elevators, high ceilings, and impact glass. Architectural styles include Mediterranean, contemporary coastal, Old Florida, and British Colonial. Homes range from about 2,500 to 8,400+ square feet, and lot sizes run from under 10,000 square feet to over an acre. Single family homes on the western side often have Intracoastal Waterway frontage with private docks and direct boat access.

The single family portion of Seagate is ungated with no mandatory HOA, which separates it from the Seagate Country Club community (a gated subdivision farther west). That means no mandatory dues, no architectural review, and no gate. Individual condo buildings within the Seagate area do have their own associations, but those are separate product.

Boundaries and Geography

Seagate runs from Atlantic Avenue on the north to Linton Boulevard on the south, with A1A / South Ocean Boulevard on the east and the Intracoastal Waterway on the west. Key streets within the neighborhood include Seagate Drive, Seasage Drive, Tamarind Road, Lewis Cove, and Casuarina Road. The Seagate Country Club is a separate gated subdivision farther west and is not part of this area.

HOA, flood zone, and waterfront notes

The single family area has no mandatory HOA. Seagate is a coastal neighborhood and properties generally fall within FEMA flood zones AE and VE. Homes closest to the ocean may be in the Coastal High Hazard Area (VE), which carries stricter building requirements and higher insurance costs. Delray Beach is classified as a High Velocity Hurricane Zone. Flood insurance is typically required for mortgaged properties in these zones. Buyers should pull a parcel level FEMA flood determination and obtain an elevation certificate during due diligence.

Western Seagate homes along the Intracoastal offer private docks with direct boat access. The adjacent Yacht Club at Delray Beach provides marina services for larger vessels.
