About the Neighborhood

Pineapple Grove is the arts district of downtown Delray Beach. The neighborhood runs north of East Atlantic Avenue along NE 2nd Avenue, also known as Pineapple Grove Way, and spreads onto the side streets up to NE 4th Street. The streetscape is defined by public murals, gallery storefronts, the Arts Garage performance venue, and the First Friday Art Walk that closes off the avenue once a month.

The housing stock is condo and townhome dominant. Notable buildings include the Cannery Row townhomes and the 200 through 255 NE series of mid-rise condos along Pineapple Grove Way. Single family inventory is rare. The smallest one-bedroom condos can list in the mid $500,000s, while three bedroom Cannery Row townhomes regularly list above $1.8 million.

Pineapple Grove is one of the most walkable addresses in East Delray. Atlantic Avenue dining is literally one block south. The Delray Beach Market food hall, Veterans Park, the public library, Old School Square, and the Cornell Art Museum are all within a half mile walk.

Pineapple Grove sales volume is low because total inventory is small, so a single sale can move the headline median significantly. Pull a custom CMA for the specific building or product type you are considering.

HOA, flood zone, and product notes

Most homes are condos and townhomes governed by individual building HOAs or condo associations with monthly assessments that vary by building. Buyers should review condo documents, recent reserve studies, and the post Surfside structural inspection status of any building under consideration. Most parcels fall in FEMA Zone X (lower risk), but verify at the parcel level. The district is not a designated historic district itself, though it is adjacent to the Old School Square Historic Arts District.
