Delray Beach's largest historic district, listed on the National Register, with the city cultural campus, Banker's Row, and a walkable mix of early 1900s architecture right on Atlantic Avenue.
The Old School Square Historic District is the largest of Delray Beach's five historic districts and the only one listed on the National Register of Historic Places. The district covers a multi block area between the Atlantic Avenue downtown core and the Pineapple Grove arts district to the north, and includes the famous Banker's Row along NE 1st Avenue.
Architectural character is one of the district's defining features. About 45% of buildings are Frame Vernacular, with another 21% Masonry Vernacular, and the remainder a mix of Craftsman bungalow, Mission, and Mediterranean Revival styles built between 1902 and 1945. Most lots are small downtown lots and homes are predominantly single family rather than condo.
The cultural campus that gives the district its name anchors the south end. The Cornell Art Museum dates to 1913, the Crest Theatre to 1925, and the campus also includes the Vintage Gym and an outdoor amphitheatre that hosts year round programming. From the south edge of the district you can walk directly onto Atlantic Avenue dining within a block.

The district runs from SE 2nd Street on the south to NE 4th Street on the north, with NW 1st Avenue on the west and NE 1st Avenue on the east. Banker's Row along NE 1st Avenue is one of the district's most photographed corridors, with a row of restored early 1900s homes.
Most single family homes in the district do not have a blanket HOA, but the district is locally and nationally designated, so exterior modifications require Historic Preservation Board review. Most parcels fall in FEMA Zone X (lower risk), though waterfront proximity to the Intracoastal can change that on the east edge. Buyers should verify at the parcel level and budget for preservation friendly materials and review timelines on any exterior project.
The district is located in the heart of Downtown Delray Beach, surrounding Old School Square and just steps from Atlantic Avenue.
Home prices vary based on size, condition, and historic significance, with many properties ranging from the low millions to several million dollars.
