GL Homes has built 11 Valencia 55+ communities in the Delray–Boynton corridor over nearly 30 years. From $400K entry condos at Valencia Reserve to $2.5M new-construction homes at Valencia Del Mar, the perks, price points, clubhouse size, and energy level vary meaningfully from community to community
I'm Rachel Williams, a Luxury Real Estate Advisor in Delray Beach and Palm Beach County with The Premier Group at Compass, the #1 real estate team in Delray Beach, Florida by sales volume. In 2025, our team closed more than 550 transactions and over $500 million in sales. The Valencia collection by GL Homes is the dominant 55+ single-family brand in the Delray-Boynton corridor, and every month I get the same question from active-adult buyers: "Which Valencia is best?"
The honest answer is that every Valencia is a GL Homes-built, gated, resort-amenity 55+ community, which means they all share the family DNA - but there are meaningful differences in build year, clubhouse size, price band, home size, and community energy. Valencia Reserve has 1,043 homes and a huge social calendar. Valencia Sound has 412 homes and a more intimate feel. Valencia Del Mar is brand new and includes two-story models for the first time in Valencia history. This guide walks through all 11 Delray and Boynton Valencias so you can pick the one that actually matches how you want to live.
Oldest to newest, with city:
1. Valencia Lakes – Boynton Beach – 1995-2002
2. Valencia Isles – Boynton Beach – 1999-2002
3. Valencia Falls – Delray Beach – 2001-2006
4. Valencia Palms – Delray Beach – 2005-2007
5. Valencia Pointe – Boynton Beach – 2007-2012
6. Valencia Reserve – Boynton Beach – 2009-2013
7. Valencia Cove – Boynton Beach – 2013-2018
8. Valencia Bay – Boynton Beach – 2015-2019
9. Valencia Sound – Boynton Beach – 2019-2023
10. Valencia Grand – Boynton Beach – currently selling
11. Valencia Del Mar – Boynton Beach – 2024-present (newest)
Rough price bands (verify with current MLS):
Lower band: Valencia Lakes, Valencia Isles, Valencia Reserve, Valencia Falls – entry can start in the mid-$400,000s to high $500,000s for resales.
Middle band: Valencia Palms, Valencia Pointe, Valencia Cove – resales typically $600K-$1.1M.
Upper band: Valencia Bay, Valencia Sound – resales typically $1M-$2.2M.
Top band (new construction): Valencia Grand, Valencia Del Mar – from the low $1.1Ms up to $2.5M+.
The first three Valencias were built when GL Homes was still refining the formula. They tend to have smaller clubhouses than the newer ones, more established landscaping, and the most attainable price points in the whole collection. Resales are frequent because many of the original owners are moving on to downsize or move closer to family.
VALENCIA LAKES (BOYNTON BEACH)
Built: 1995-2002 (reports vary 1995-2006)
Homes: approximately 696 single-family
Price band: lower end of the collection on resale up to 850k for complete renovation
Perks: the first Valencia and still one of the most established. Mature landscaping, lower HOA dues than the newer communities, and the lowest per-foot pricing of any Valencia. Best fit for buyers who want the Valencia lifestyle at the lowest entry point and don't need a 40,000+ square foot clubhouse to be happy. If you're exploring other established 55+ communities in the area, I also break down pricing, amenities, and lifestyle differences in my Best 55+ Communities in Delray Beach and Boynton Beach, Florida: The Complete 2026 Guide
VALENCIA ISLES (BOYNTON BEACH)
Built: 1999-2002
Homes: approximately 793 single-family
Price band: lower end of the collection on resale
Perks: slightly newer than Valencia Lakes, with a similar amenity package and comparable resale pricing. A touch more variety in floor plans than Lakes.
VALENCIA FALLS (DELRAY BEACH)
Built: 2001-2006
Homes: 724 single-family (1,600 to 3,200 sq ft)
Price band: resales mid $600,000s to around $1M
Perks: one of only two Valencias in Delray Beach proper (the other is Valencia Palms). For Delray-identified buyers who want a Valencia address with a Delray mailing address, Falls is the lower-price-band option. Floor plans are generous for the era.
Starting with Valencia Palms, GL Homes started pushing clubhouse size and amenity programming up. These communities are mature enough to have stable resale markets but new enough to have the resort-scale amenity package that defines the modern Valencia experience.
VALENCIA PALMS (DELRAY BEACH)
Built: 2005-2007
Homes: approximately 600 single-family on 236 acres
Price band: resales typically $600K-$1.3M
Perks: the Delray Beach flagship of the Valencia collection. Large resort-style clubhouse, 236 acres, event programming calendar, and the Delray Beach address itself – which commands a premium over the Boynton-mailing Valencias for buyers who specifically want Delray.
VALENCIA POINTE (BOYNTON BEACH)
Built: 2007-2012
Homes: single-family, mid-size community
Price band: resales typically $600K-$1.1M
Perks: a quieter Valencia with a strong amenity-to-price ratio. Full resort clubhouse without the social intensity of the much larger Reserve or Cove nearby.
VALENCIA RESERVE (BOYNTON BEACH)
Built: 2009-2013
Homes: 1,043 single-family (the largest Valencia)
Clubhouse: 41,000 sq ft
Price band: resales low $400Ks to mid-$800Ks (one of the most affordable Valencias with a full modern clubhouse)
HOA notes: among the more approachable monthly fees of the mid-era Valencias
Perks: the largest Valencia by home count and one of the most socially active communities in the entire GL Homes portfolio. 9 shaded Har-Tru tennis courts, 3 pickleball courts, basketball court, full ballroom, fitness center, card rooms, and an exceptionally full social calendar. If you want the "most active" Valencia at an attainable price point, this is it. 1 mile west of the Turnpike on Lyons Road.
VALENCIA COVE (BOYNTON BEACH)
Built: 2013-2018
Homes: 823 single-family
Clubhouse: 39,000 sq ft
HOA dues: approximately $406-$766/month depending on model and section
Price band: resales average around $890,000, with a range typically $700K-$1.4M

Perks: the "mid-era with maximum amenity" Valencia. The 39,000 sq ft clubhouse includes a grand ballroom with a stage, yoga and exercise rooms, steam and massage rooms, and a strong fitness programming schedule. Known for one of the busiest social calendars outside of Valencia Reserve.
VALENCIA BAY (BOYNTON BEACH)
Built: 2015-2019
Homes: approximately 582 single-family
Price band: resales typically $1M-$1.6M+
Perks: the first of the modern-era, higher-end Valencias. Larger average home size and a more polished clubhouse than the mid-era Valencias. Still has an established resale market, unlike the newer ones.
VALENCIA SOUND (BOYNTON BEACH)
Built: 2019-2023
Homes: 412 single-family (one of the smaller Valencias)
Home sizes: 1,800 to 3,200+ sq ft
Price band: resales approximately $1,375,000 to $2,200,000
Amenities: on-site Lux Grill restaurant and bar, Legends' Lounge sports parlor, waterfalls at the entrance, staffed gatehouse
Perks: smaller, more intimate feel than the mega-Valencias. On-site restaurant and bar is a differentiator that most of the older Valencias don't match. If you want the modern Valencia experience without 1,000 neighbors, Sound is the pick. For buyers considering a higher-end Valencia home, the purchase price is only part of the equation. I also break down the ongoing expenses of living in South Florida in my What Is the Cost of Living in Delray Beach, Florida? guide.
VALENCIA GRAND (BOYNTON BEACH)
Status: currently selling new construction
Location: Lyons Road, Boynton Beach
Clubhouse: 44,000+ sq ft (one of the largest in Palm Beach County 55+)
Price band: new construction, pricing varies by model, lot, and upgrades
Perks: GL Homes' second-newest Valencia and still accepting new-construction contracts in 2026. The 44,000 sq ft clubhouse is one of the largest 55+ clubhouses in the region. For buyers who want new-construction warranty on everything from the roof down and the biggest amenity footprint in the Valencia collection, Grand is the pick before Del Mar's final close-out.
VALENCIA DEL MAR (BOYNTON BEACH)
Status: 2024-present, currently launching
Location: Boynton Beach
Price band: from approximately $1.1M-$1.2M entry (Signature Collection) to $2.5M+ (Vintage Collection)
Lot premiums: lakefront lots can carry $150K+ premiums per some early reports (verify with GL Homes sales office)
For buyers considering new construction, there's more to evaluate than just the floor plan and amenities. I also cover the benefits and considerations of purchasing a brand-new home in my blog, Why More Buyers Are Choosing New Construction in 2025.
Perks: the newest Valencia and the only Valencia community that has ever offered TWO-STORY MODELS. Signature Collection starts around $1.2M, Vintage Collection from $1.5M. Dining and poolside bar in the clubhouse, fitness, pickleball, spa, and live entertainment programming built into the amenity package from day one. For buyers who want the single newest GL Homes 55+ product with everything under warranty, this is it.
Across the collection, "active" and "quiet" track two factors: community size and clubhouse size. The bigger the community and the bigger the clubhouse, the more programming is running and the more neighbors you'll bump into daily.
MOST ACTIVE (busiest social calendars, biggest clubhouses):
1. Valencia Reserve – 1,043 homes, 41,000 sqft clubhouse
2. Valencia Cove – 823 homes, 39,000 sqft clubhouse
3. Valencia Grand – new construction, 44,000+ sqft clubhouse (will be as active as the one above once resident census grows)
4. Valencia Del Mar – newest, large amenity footprint planned
MIDDLE ENERGY (steady social calendar, moderate size):
5. Valencia Isles – 793 homes
6. Valencia Falls – 724 homes
7. Valencia Lakes – 696 homes
8. Valencia Pointe – mid-size
9. Valencia Palms – 600 homes on 236 acres (lower density because of acreage)
QUIETER / MORE INTIMATE:
10. Valencia Bay – 582 homes
11. Valencia Sound – 412 homes (smallest and quietest; on-site restaurant adds energy without the mega-community scale)
NEWEST (new construction, builder warranty, latest clubhouse amenities):
1. Valencia Del Mar – 2024-present, from ~$1.2M
2. Valencia Grand – currently selling, 44,000 sqft clubhouse
3. Valencia Sound – 2019-2023 close-out, resale $1.37M-$2.2M
MOST AFFORDABLE (established resale market, lower entry):
1. Valencia Reserve – low $400Ks entry, full modern clubhouse
2. Valencia Lakes – entry Valencia, low HOA
3. Valencia Isles – similar profile to Lakes
4. Valencia Falls – mid $600Ks entry, Delray address. Whether you're leaning toward a brand-new Valencia or a more affordable resale, understanding the current housing market can help you make a more informed decision. 5. Do you need a two-story plan?
Only Valencia Del Mar offers them in the collection.
Most Valencia buyers also tour a handful of non-Valencia GL Homes amenity communities and non-GL Homes 55+ communities in the same corridor:
– Seven Bridges by GL Homes (NOT 55+): resort amenities included in HOA, no country club dues, 700 luxury single-family homes in Delray Beach.
– Villa Borghese (NOT GL Homes, but 55+ gated single-family): 582 homes in Delray near Lake Ida.
– Vizcaya (55+ gated single-family): 504 Mediterranean homes in Delray.
– The non-55+ country clubs in the same corridor (Addison Reserve, Mizner, Delaire).
If you're not sure yet whether 55+ is right for you, these are the natural cross-shops.
The GL Homes Valencia collection in the Delray-Boynton corridor includes 11 communities built over nearly 30 years. The oldest ones (Valencia Lakes, Valencia Isles) are the most attainable. The mid-era ones (Reserve, Cove) are the most socially active for the price. The newer ones (Bay, Sound) are more intimate at a higher price. The newest ones (Grand, Del Mar) offer new-construction warranty and the latest amenity packages, with Del Mar being the first and only Valencia with two-story floor plans.
There is no single "best" Valencia. There's the right Valencia for your budget, your pace of life, and your Delray-vs-Boynton preference. If you want help narrowing to the right 2-3 Valencias to tour on a single day, let's talk.

Q1: Which Valencia community is best in Delray Beach and Boynton Beach?
A: GL Homes has built 11 Valencia 55+ communities in the Delray-Boynton corridor since the 1990s, and the right one depends on budget, build year preference, and lifestyle pace. The oldest and most affordable are Valencia Lakes (1995-2002), Valencia Isles (1999-2002), and Valencia Reserve (2009-2013, entry from the low $400Ks). The mid-era with biggest clubhouses are Valencia Palms (Delray), Valencia Pointe, and Valencia Cove (39,000 sq ft clubhouse). The newer and more intimate are Valencia Bay and Valencia Sound (412 homes, on-site Lux Grill restaurant, resales $1.37M-$2.2M). The newest new-construction options are Valencia Grand (44,000+ sq ft clubhouse) and Valencia Del Mar (from ~$1.2M to $2.5M+, the first and only Valencia to offer two-story floor plans).
Q2: Which Valencia community is the newest?
A: Valencia Del Mar in Boynton Beach is the newest Valencia community, with new-construction homes selling from 2024 and continuing in 2026. Pricing starts around $1.1M-$1.2M in the Signature Collection and runs from $1.5M in the Vintage Collection up to $2.5M+ for larger plans and premium lots. Valencia Del Mar is also the first Valencia community in GL Homes history to offer two-story floor plans. Valencia Grand, also in Boynton Beach, is the second-newest and is also still accepting new-construction contracts in 2026, with a 44,000+ sq ft clubhouse.
Q3: Which Valencia community is the cheapest?
A: The most affordable Valencia entry points are at Valencia Reserve (low $400Ks for resales), Valencia Lakes, and Valencia Isles. All three are established communities with mature landscaping and typically lower monthly HOA dues than the newer Valencias. Valencia Reserve is specifically interesting because it offers one of the lowest entry prices in the collection paired with a full modern 41,000 sq ft clubhouse.
Q4: Which Valencia community is in Delray Beach?
A: Two Valencia communities are in Delray Beach proper: Valencia Palms (approximately 600 single-family homes on 236 acres, built 2005-2007) and Valencia Falls (724 single-family homes, 1,600-3,200 sq ft, built 2001-2006). All other Valencia communities in the corridor are in Boynton Beach.
Q5: Which Valencia community has the biggest clubhouse?
A: Valencia Grand in Boynton Beach has one of the largest 55+ clubhouses in Palm Beach County at 44,000+ sq ft. Valencia Reserve (41,000 sq ft) and Valencia Cove (39,000 sq ft) are the next largest. The older Valencia communities (Lakes, Isles, Falls) have smaller clubhouses typical of their late-1990s and early-2000s build era.
Q6: Which Valencia community has the most social events?
A: Valencia Reserve (1,043 homes, 41,000 sq ft clubhouse) and Valencia Cove (823 homes, 39,000 sq ft clubhouse with grand ballroom and stage) are consistently cited as the most socially active Valencias with the busiest programming calendars. Both have large resident populations, large clubhouses, and robust club, event, and class schedules.
Q7: Which Valencia is the quietest?
A: Valencia Sound is the smallest of the recent Valencia communities with just 412 single-family homes (built 2019-2023), making it the quieter, more intimate option in the modern-era Valencia tier. Valencia Bay (582 homes) is the next most intimate of the newer Valencias.
Q8: Which Valencia community has a restaurant?
A: Valencia Sound has an on-site Lux Grill restaurant and bar, plus a Legends' Lounge sports parlor, which is a differentiator from most of the older Valencias. The newer Valencias (Valencia Grand and Valencia Del Mar) are also built with on-site dining and poolside bars.
Q9: What is Valencia Del Mar in Boynton Beach?
A: Valencia Del Mar is the newest 55+ community by GL Homes, located in Boynton Beach and selling from 2024 forward. Pricing starts in the Signature Collection around $1.2M and in the Vintage Collection from $1.5M, with top-end plans and premium lots reaching $2.5M+. Valencia Del Mar is the first Valencia in GL Homes history to offer two-story models, which is rare in Palm Beach County 55+. The clubhouse amenity package includes dining, poolside bar, fitness center, pickleball, spa, and live entertainment programming.
Q10: What is the difference between Valencia Grand and Valencia Del Mar?
A: Both are currently-selling new-construction GL Homes Valencia 55+ communities in Boynton Beach. Valencia Grand came first and offers a 44,000+ sq ft clubhouse, one of the largest 55+ clubhouses in Palm Beach County. Valencia Del Mar came after and introduces two-story floor plans to the Valencia line for the first time, along with a premium clubhouse amenity package. For buyers who want the biggest clubhouse, Grand is the choice. For buyers who want the newest Valencia and the only two-story floor plans in the collection, Del Mar is the choice.
Q11: How many Valencia communities are there in Palm Beach County?
A: GL Homes has built 11 Valencia communities in the Delray-Boynton corridor (Valencia Lakes, Valencia Isles, Valencia Falls, Valencia Palms, Valencia Pointe, Valencia Reserve, Valencia Cove, Valencia Bay, Valencia Sound, Valencia Grand, Valencia Del Mar) plus Valencia Shores farther north in Lake Worth. Across all of Florida, GL Homes has built additional Valencia communities on the west coast of Florida and in other markets.
Q12: Does any Valencia community offer two-story homes?
A: Only Valencia Del Mar in Boynton Beach offers two-story models. This is the first time in Valencia history that GL Homes has offered two-story floor plans in the 55+ collection.
