I'm Rachel Williams, a real estate advisor with The Premier Group at Compass, specializing in Delray Beach luxury homes and condos. I live in Delray and work these neighborhoods every day, mostly with buyers relocating from New York, New Jersey, Boston and Miami. This guide sticks to the place I know best: downtown and coastal Delray. Prices move fast here, so treat the numbers below as a starting point. Every figure links to where it came from, and I'll tell you when something can't be confirmed.
If you've ever spent a Saturday on Atlantic Avenue, you already get why people fall for this town. Here's my honest list of the top reasons to live in Delray Beach, plus a few things you should know before you move.
This one's easy. USA Today readers have voted Delray Beach the Best Beach in Florida three years in a row, with the third win coming in 2026. It's also one of only three Blue Flag beaches in the continental U.S., which is a big deal for water quality and how the beach is managed.
The best part is how close it is. Atlantic Avenue runs straight to the sand, so you can grab coffee downtown and be on the beach in minutes. That easy access to both downtown and the ocean is a big part of why certain neighborhoods consistently stand out in my Best Areas to Live in Delray Beach, Florida: A Local Buyer's Guide. If you're trying to figure out where you actually want to be, I also break down different areas and communities in my Moving to Delray Beach FL? See This Hidden Neighborhood Before You Buy.
The downtown stretch of Atlantic Avenue runs about 12 blocks from Swinton Avenue to A1A. It's packed with restaurants, rooftop bars, boutiques and live music, and it actually feels like a neighborhood, not a tourist strip.
People notice. Downtown Delray drew about 9.3 million visitors in the past year, according to a report shared by the Downtown Development Authority. Locals get all of that energy right outside their door. which is a big reason living close to downtown has become such a draw for buyers. I break down what that lifestyle actually costs in Living Walking Distance to Atlantic Avenue: What It Actually Costs in Delray Beach in 2026, along with more of the areas to consider in my video Delray Beach Florida's Best Kept Secret Community - Full Walkthrough
Downtown Delray isn't building skyscrapers. It keeps a low-rise, walkable feel, which is a big reason it still feels like a town and not a city. You'll run into the same faces at your coffee spot and your favorite bar, and that's kind of the point.
Delray has become one of the best places to eat in Palm Beach County. You've got everything from beachside brunch to tasting menus. Good Night John Boy, the disco bar on the Avenue, was even named one of the best in the country this summer. And the options go way beyond Atlantic Avenue. I put together my actual favorites, including what I order, in Best Restaurants in Delray Beach for Dinner (2026): A Local Realtor's Top 10 Picks and What to Order.
And every March, Savor the Avenue turns five blocks of Atlantic into one long dinner table. It's been going for 17 years, and it's one of the best nights of the year here.
Art walks, the St. Patrick's Day Parade, holiday events, tennis at the Delray Beach Open, live music most nights. If you're coming from a big city and worried South Florida will feel quiet, Delray is the answer to that.
There's a lot of new energy coming. Sundy Village, at Swinton and Atlantic, finished its first phase in fall 2025 and started opening restaurants this year. It's pushing downtown life west of Swinton for the first time in a real way.
There are also new boutique condo projects a few blocks from Atlantic, like Ónix Delray. I break all of these down in my new developments guide.
Delray isn't one-size-fits-all. A few examples:
• Downtown and Pineapple Grove: walk to everything. Pineapple Grove has its own arts scene and connects right into Atlantic.
• East of the Intracoastal: beach access and coastal living, with the tradeoff being some seasonal traffic.
• Lake Ida and Grove Estates: downtown-adjacent, with more space and some beautiful custom homes.
• Nearby coastal towns: Gulf Stream, Ocean Ridge and Highland Beach give you a quieter, more private coastal feel just minutes away.
Delray sits right in the middle of Palm Beach County. Boca Raton is about 15 minutes south and West Palm Beach is about 25 minutes north, and Palm Beach International Airport is roughly a 25-minute drive. Those times are my own estimates from driving them, not official numbers, and they run longer in season.
There's a Tri-Rail station in Delray, and Brightline stops in nearby Boca and West Palm, so getting to Miami or Orlando without driving is doable. That central location is also one of the biggest differences to consider when comparing West Palm Beach vs Delray Beach: Which Should You Buy In 2026? A Palm Beach County Real Estate Comparison.
Florida has no state income tax, which is a huge reason people relocate from the Northeast. If you make Delray your primary home, you may also qualify for Florida's homestead exemption, which can lower your property taxes. Talk to a tax professional about your situation, but for a lot of my clients, this changes the math in a big way. I break down more of the property-tax side of owning here in Florida Property Tax Changes in 2026: What’s True, What’s Not, and the Fine Print for Delray Beach Homeowners.
Beyond the beach, you've got the Intracoastal for boating and paddleboarding, Wakodahatchee Wetlands for walking and birdwatching, and the Morikami Museum and Japanese Gardens just west of town. Winter here is the season everyone else is jealous of.
I'd be doing you a disservice if I only gave you the highlights. Season (roughly January through April) brings more traffic and busier restaurants. Downtown can be loud on weekend nights if you're right on the Avenue. And like anywhere on the coast, flood zones and insurance costs vary a lot from street to street, so do your homework on any specific property.
On the market side, things have shifted. Homes are taking longer to sell than they did a few years ago, and most houses that closed in the past year sold below their original asking price. That means buyers have more room to negotiate right now, especially if you know which homes are priced right.
What is Delray Beach known for? Delray Beach is known for Atlantic Avenue, its walkable downtown full of restaurants, bars and shops, and its public beach, which USA Today readers voted the Best Beach in Florida three years in a row.
Is downtown Delray Beach walkable? Yes. Downtown Delray is one of the most walkable areas in Palm Beach County. The main stretch of Atlantic Avenue runs about 12 blocks from Swinton Avenue to the beach at A1A.
How far is Delray Beach from Boca Raton and West Palm Beach? Boca Raton is about 15 minutes south and West Palm Beach is about 25 minutes north by car. Drive times run longer during winter season.
What are the best neighborhoods in Delray Beach? Popular areas include downtown and Pineapple Grove for walkability, Lake Ida and Grove Estates for space near downtown, and the beach side east of the Intracoastal. Nearby coastal towns include Gulf Stream, Ocean Ridge and Highland Beach.
Does Florida have a state income tax? No. Florida has no state income tax. Homeowners who make Florida their primary residence may also qualify for the homestead exemption, which can reduce property taxes.
What is the downside of living in Delray Beach? The main tradeoffs are seasonal traffic from January through April, weekend noise right on Atlantic Avenue, and flood zone and insurance costs that vary by property.
Is now a good time to buy in Delray Beach? The market has shifted toward buyers. Homes are taking longer to sell and many close below original asking price, which gives buyers more room to negotiate. A local agent can tell you which homes are priced right.
