The result: buildings that put off repairs for years are now doing the math all at once. Some are landing surprise special assessments in the tens of thousands per unit. That is not a reason to avoid downtown Delray condos. As of May 2026, Palm Beach County had a 7.7-month supply of existing condos, which is a balanced market rather than a buyer or seller runaway. Condo inventory actually dropped about 19.5% year over year, from 8,080 listings to 6,501. Median condo sale prices rose 4.55% over the same period, from $330,000 to $345,000. And condos are taking longer to move: the median time from listing to contract stretched to 69 days, with a median 108 days to a closed sale. Prices are holding and even rising, inventory is tighter than last year, but well-informed buyers have time and leverage, especially on any unit in a building with unresolved reserve or inspection questions.
