I'm Rachel Williams, a Luxury Real Estate Advisor in Delray Beach and Palm Beach County with The Premier Group at Compass, the #1 real estate team in Delray Beach, Florida by sales volume. In 2025, our team closed more than 550 transactions and over $475 million in sales across Palm Beach County. Delray Beach has one of the largest and most varied 55+ markets in the country, and my practice includes active adult buyers across every price band and product type.
This guide focuses on Delray Beach, but a note before we start: Boynton Beach sits immediately north of Delray, and most buyers I work with who are shopping Delray 55+ end up considering Boynton too. The two cities blend into one 55+ corridor on the ground, and some of the biggest active-adult developments (including the newer GL Homes Valencia communities) are concentrated in Boynton. I'll flag the Boynton options throughout and give you the quick cross-shop framework at the end.

$$$$ $1M+
Boynton Beach is roughly 5 to 10 minutes north of Delray on Federal Highway or I-95, and roughly 10 to 15 minutes between the two downtown cores. For a 55+ buyer, the practical difference is price band and build year. Delray 55+ communities skew older with more established pricing. Boynton has more newer construction, larger clubhouses, and more GL Homes Valencia inventory. Many of my 55+ buyers end up touring 2 to 3 Delray communities and 1 to 2 Boynton communities on the same tour day because the drive between them is a non-issue.
The Delray-only communities come first. The Boynton cross-shop list is at the bottom.
The largest 55+ communities in Delray by unit count, with the lowest-average-price options and the most amenity-heavy clubhouses.
Huntington Lakes · Huntington Pointe · Kings Point
If your top priority is getting into Delray 55+ at the most attainable price band, these three are the answer

AMENITIES: Newly renovated clubhouse, indoor pool, 5 satellite outdoor pools, 610-seat theater, tennis, racquetball, pickleball, bocce, billiards, library, courtesy shuttle
Section-level notes (critical for 2026 buyers)
Section 2 is currently paying hefty special assessments and is going through milestone (post-Surfside) inspection repairs right now.
Section 4 is also going through milestone inspection repairs right now.
Action: Request the current special assessment schedule, reserve study, and milestone inspection report for the specific section before writing an offer. Pricing on an "undervalued" unit in Section 2 or Section 4 may reflect an upcoming assessment, not a bargain.
Huntington Lakes has one of the strongest price-to-amenity ratios in Delray 55+ at the surface level, but the current Section 2 and Section 4 milestone repair cycles mean buyers need to shop by section, not by community name. Sections not currently in the repair cycle may be a better value, while Section 2 and Section 4 pricing often reflects the pending assessments.
LAKES OF DELRAY
If you want strong amenity programming AND public transportation within the community, Lakes of Delray is the specific pick.

sub-community has its own separate condo or homeowners

and Huntington Lakes above) each stand on their own, but there
are 6 more sub-communities within the master framework at
varying price bands. Buyers should shop the sub-community, not
just the master name.

the hallway culture of a mid-rise.

Some owners buy a unit here specifically to store their boat because the dockage cost is so reasonable compared to area marinas. If you own a 20-40 foot boat and want an East Delray address, this is one of the strongest value plays in the market.

GL Homes has built one of the dominant 55+ single-family brands in Palm Beach County. The Valencia collection spans both Delray and Boynton. Since most Delray buyers also consider Boynton (and vice versa), both are listed together here.
VALENCIA PALMS- ~600 SF homes, 236 acres (see above)
VALENCIA FALLS- 724 SF homes, 1,600-3,200 sq ft (above)
Valencia Del Mar – Currently launching new construction. Price band $1.2M to $2.5M. Clubhouse with dining, poolside bar, fitness, pickleball, spa, live entertainment.
Valencia Grand – On Lyons Road. Clubhouse over 44,000 sq ft. One of the largest 55+ clubhouses in the region.
Valencia Sound – Boynton Beach
Valencia Bay – Boynton Beach
Valencia Cove – Boynton Beach
Valencia Reserve – Boynton Beach
Valencia Isles – West of I-95
Valencia Lakes – West of I-95
Valencia Pointe – Boynton Beach
Valencia Shores – North of Boynton toward Lake Worth
Most 55+ buyers I work with who are shopping Delray end up touring at least one Boynton Valencia. The reasons:
+ Newer construction (Del Mar, Grand, Sound, Bay are recent build eras compared to the older Delray product)
+ Larger average clubhouses (44,000+ sq ft at Valencia Grand vs. 22,000 at Vizcaya)
+ Deeper inventory (10+ Boynton Valencias combined vs. 2 Delray Valencias)
+ 5-15 minute drive north from Delray Atlantic Avenue to most Boynton Valencia addresses
Delray-only purists stay with Valencia Palms or Valencia Falls. Everyone else should at least tour one Boynton Valencia to calibrate the trade-offs.
Most 55+ CONDO units in Delray Beach (Kings Point, Huntington Lakes, Huntington Pointe, Lakes of Delray, Palm Greens, Tropic Bay, Tropic Harbor, and many of the older villa/condo products) do NOT come with in-unit washers and dryers. Many of these buildings were built before in-unit laundry was standard and still rely on shared laundry rooms on each floor or in each building.
Before you make an offer, always ask:
1. Does the unit itself have a washer and dryer?
2. If no, does the building allow installation?
3. If yes, is the hookup already there, or will you need to run new plumbing and electrical?
Single-family and newer villa product (Vizcaya, Villa Borghese, Floral Lakes, Valencia Palms/Falls, Villaggio Reserve) typically include in-unit laundry.
Dockage per foot at Tropic Bay and Tropic Harbor is some of the lowest available anywhere in Palm Beach County. The economics are good enough that some owners actually buy a Tropic Bay or Tropic Harbor unit SPECIFICALLY because the dockage is so reasonable compared to area marinas. The unit becomes a boat-storage address with a lifestyle attached.
If you own a 20-45 foot boat and are tired of writing marina checks, run the Tropic Bay / Tropic Harbor math. Both communities offer no-fixed-bridge access to the ocean, which is the premium feature that drives dockage pricing elsewhere.
At Huntington Lakes (5 sections), High Point of Delray (7 sections), and Kings Point (3 sections), each section has its OWN condo association, its OWN reserves, and its OWN assessment history. A unit priced the same in Section A vs Section B at the same community can mean very different things depending on the section's reserve status and milestone inspection cycle.
Specific current example (October 2026): At Huntington Lakes, Section 2 is currently paying hefty special assessments, and both Section 2 and Section 4 are going through milestone (post-Surfside) inspection repairs right now. Pricing in those sections often reflects the pending work, not a bargain.
Always request the section-level reserve study, special assessment schedule, and milestone inspection report before writing an offer. Do not trust the community name alone.
Lowest entry price: Huntington Lakes (verify section status), Kings Point, Huntington Pointe, High Point of Delray, The Pines of Delray
Amenities + internal transportation: Lakes of Delray
East Delray waterfront + boating: Tropic Bay (lower entry, boater value), Tropic Harbor (slightly newer, larger units)
Newer villa product (guard-gated): Floral Lakes
Single-family, heavy amenities: Villa Borghese (582 homes, 18,000 sqft clubhouse, tennis), Vizcaya (504 homes, 22,000 sqft clubhouse)
Luxury new-construction-era single-family: Valencia Palms (Delray), Valencia Falls (Delray), Valencia Del Mar / Grand / Sound / Bay (Boynton cross-shop)
Smaller community feel: Mizner Falls, Avalon Trails, Four Seasons
$ (under $300K)
Kings Point (entry), Huntington Lakes (entry at ~$130K, verify section), High Point of Delray, The Pines of Delray (+ North & South), Palm Greens at Villa Del Ray (entry), Tropic Bay (entry)
$$ ($300K – $500K)
Kings Point (upper), Huntington Pointe, Huntington Lakes (upper), Palm Greens (upper), Lakes of Delray, Floral Lakes (entry), Tropic Harbor (entry), Tropic Bay (upper)
$$$ ($500K – $1M)
Floral Lakes (upper), Tropic Harbor (upper), Vizcaya (entry), Villa Borghese, Valencia Falls (entry), Lexington Club
$$$$ ($1M+)
Vizcaya (upper), Valencia Palms (upper), Valencia Falls (upper), Valencia Del Mar / Grand (Boynton cross-shop)
Delray Beach has one of the deepest 55+ markets in the country, and Boynton Beach next door roughly doubles the opportunity set for most buyers. The right community depends on six questions:
1. Product type (condo, villa, waterfront, single-family)?
2. Build year tolerance (pre-1990 reserves vs newer)?
3. In-unit laundry required (watch condo product)?
4. Boat or no boat (Tropic Bay/Harbor flip the math)?
5. Delray-only or Delray + Boynton cross-shop (the latter opens the Valencia collection)?
6. Section-level reserve and assessment status (critical for multi-section communities like Huntington Lakes, High Point, and Kings Point)?
My recommendation to most buyers is to tour 2-3 Delray communities plus at least 1 Boynton Valencia on the same tour day to really calibrate the trade-offs, and to always request section-level reserve + assessment documentation before writing an offer at any multi-section condo community.
Q1: What are the best 55+ communities in Delray Beach, Florida?
A: The main 55+ communities in Delray Beach break into five product categories. Condo mid-rise: Kings Point (7,200 units, 3 sections), Huntington Pointe (1,096 units), Huntington Lakes (842 units across 5 sections), Lakes of Delray (~500 units), Palm Greens at Villa Del Ray (1,401 units). Villa / attached: High Point of Delray (~700 villas across 7 sections), The Pines of Delray + Pines North + Pines South (684+ units), Floral Lakes (589 villas). East Delray waterfront: Tropic Bay (399 units with 56-pier marina) and Tropic Harbor (224 units with on-site dockage), both no-fixed-bridge access. Single-family: Vizcaya (504 homes), Villa Borghese (582 homes), Valencia Falls (724 homes, GL Homes), Valencia Palms (GL Homes), Lexington Club (434+ units), plus smaller communities including Avalon Trails, Mizner Falls, Villaggio Reserve, Rainberry Bay, and Four Seasons. Most Delray buyers also cross-shop the Boynton Beach Valencia communities (Del Mar, Grand, Sound, Bay, Cove, Reserve, Isles, Lakes, Pointe, Shores) which sit 5-10 minutes north of Delray.
Q2: What is the cheapest 55+ community in Delray Beach?
A: The lowest-average-price 55+ options in Delray Beach are Huntington Lakes, Huntington Pointe, and Kings Point. All three have resale product priced under $300,000 for smaller condos. Huntington Lakes 2026 pricing can start as low as approximately $130,000 (verify which section before writing an offer; see Q11 below for important section-level cost context). Tropic Bay also starts around $170,000 for 1-bedroom waterfront units, which is the lowest entry-price waterfront 55+ product in Delray.
Q3: Is there a 55+ community in East Delray Beach with waterfront access?
A: Yes. Two 55+ communities in East Delray Beach have waterfront access with on-site boat dockage. Tropic Bay (399 units across 13 buildings, 18 acres on Intracoastal canals, 56-pier private marina accommodating 20-40 foot boats, no fixed bridges). Tropic Harbor (224 units across 7 mid-rise buildings, on-site dockage for 20-45 foot boats, no fixed bridges, ~2.5 miles from Atlantic Avenue). Both offer some of the lowest dockage per foot in Palm Beach County, which is why some owners buy specifically for the boat storage economics.
Q4: What is Lakes of Delray?
A: Lakes of Delray is a gated 55+ community in central Delray Beach (not west) with nearly 500 condo units in two- to three-story buildings with elevators, arranged around 10 lakes. Built mid 1980s to mid 1990s. The clubhouse has an exercise room, saunas, card rooms, billiards, and a catering kitchen. Programming includes nearly 30 active clubs. Lakes of Delray is particularly popular with buyers who want strong amenity programming combined with internal transportation within the community. No pets. One assigned parking space per unit. Leasing permitted after year one.
Q5: Do washers and dryers come with Delray Beach 55+ condos?
A: Not usually. Most 55+ condo units in Delray Beach (Kings Point, Huntington Lakes, Huntington Pointe, Lakes of Delray, Palm Greens, Tropic Bay, Tropic Harbor, and many of the older villa and condo products) do NOT come with in-unit washers and dryers. Many of these buildings were built before in-unit laundry was standard and still rely on shared laundry rooms on each floor or in each building. Verify before making an offer whether the specific unit has in-unit laundry and whether the building allows installation. Single-family and newer villa product (Vizcaya, Villa Borghese, Floral Lakes, Valencia Palms, Valencia Falls, Villaggio Reserve) typically include in-unit laundry.
Q6: How close is Boynton Beach to Delray Beach for 55+ buyers?
A: Boynton Beach is 5-10 minutes north of Delray Beach on Federal Highway or I-95, and roughly 10-15 minutes between the two downtown cores. Most 55+ buyers I work with who are shopping Delray end up considering Boynton too because the two cities blend into one 55+ corridor on the ground. The practical difference: Delray 55+ communities skew older with more established pricing. Boynton has more newer construction, larger clubhouses, and more GL Homes Valencia inventory. A tour day typically includes 2-3 Delray communities and 1-2 Boynton communities.
Q7: What Valencia communities are in Delray Beach vs Boynton Beach?
A: GL Homes has built two Valencia communities in Delray Beach (Valencia Palms with ~600 single-family homes on 236 acres, and Valencia Falls with 724 single-family homes 1,600-3,200 sq ft) and the balance of the Valencia collection in Boynton Beach: Valencia Del Mar (newest, currently launching new construction at $1.2M-$2.5M), Valencia Grand (on Lyons Road, clubhouse over 44,000 sq ft), Valencia Sound, Valencia Bay, Valencia Cove, Valencia Reserve, Valencia Isles, Valencia Lakes, Valencia Pointe, and Valencia Shores. Most buyers consider both cities.
Q8: What is Villa Borghese Delray Beach?
A: Villa Borghese is a gated 24-hour manned 55+ single-family community in west Delray Beach near Lake Ida and Jog Roads (ZIP 33446). 582 single-family homes built by Ansca Homes between 1999 and 2005, ranging approximately 1,600 to 2,400+ square feet, typically 3 bedroom. Set around 9 lakes with an 18,000 square foot clubhouse, resort-style heated pool and spa, 5 Har-Tru tennis courts, 4 pickleball courts, 1 bocce court, and walking paths. Average home price around $537,000. Monthly HOA includes AT&T DirecTV + internet, landline, monitored ADT security, lawn maintenance, pressure wash, and exterior painting every 7 years.
Q9: What is Tropic Bay in Delray Beach?
A: Tropic Bay is a 55+ waterfront condominium community in East Delray Beach built in the early 1970s. 399 units across 13 buildings on 18 acres along Intracoastal canals, located between Federal Highway and the Intracoastal in south Delray. Units are 1-2 bedroom floor plans with 2026 pricing from approximately $170,000 to $300,000+. The private inland harbor has 56 piers accommodating 20-40 foot boats with no fixed bridges to the ocean. Amenities include pool, gym, sauna, two clubhouses, and covered parking. Tropic Bay offers some of the lowest dockage per foot in Palm Beach County.
Q10: Does The Pines of Delray have an HOA?
A: Yes. The Pines of Delray and its sister communities (Pines of Delray North and Pines of Delray South) each operate under their own separate condo association. The parent Pines of Delray was built by The Pines Builder from 1977 to 1981 with 684 units (villas 982-1,167 sq ft and condos 812-1,600 sq ft). HOA covers exterior and lawn. Confirm which specific association governs any home before you write an offer; reserve status and fees vary.
Q11: What section of Huntington Lakes has the special assessments or milestone repairs?
A: As of October 2026, Huntington Lakes in Delray Beach is organized into 5 sections, each with its own condo association, reserves, and assessment history. Section 2 is currently paying hefty special assessments. Both Section 2 and Section 4 are going through milestone (post-Surfside) inspection repairs right now. Pricing in those sections often reflects the pending assessments or scope of work, not a bargain. Always request the section-level reserve study, special assessment schedule, and milestone inspection report for the specific section before writing an offer at Huntington Lakes.
Q12: Which 55+ community in Delray Beach is best for boaters?
A: Tropic Bay and Tropic Harbor are the top 55+ picks for boaters in Delray Beach. Both are in East Delray on the Intracoastal with on-site private dockage and no fixed bridges to the ocean. Tropic Bay (399 units, 56-pier marina, 20-40 ft boats, entry pricing from $170K) is the lower-entry option. Tropic Harbor (224 units, dockage for 20-45 ft boats) is slightly newer and larger average unit size. Both offer some of the lowest dockage per foot in Palm Beach County.
Q13: Which 55+ community in Delray Beach has the most amenities?
A: Huntington Pointe has the largest 55+ clubhouse in Delray Beach at 62,000 square feet with five Olympic-size heated pools (four outdoor, one indoor) and a 600+ seat theater. For single-family specifically, Villa Borghese (18,000 sq ft clubhouse, 5 Har-Tru tennis courts, 4 pickleball courts) and Vizcaya (22,000 sq ft clubhouse) are the top amenity single-family options.
Every Delray Beach 55+ community has its own association, its own reserves, its own fee structure, and its own recent inspection status. I help buyers cut through that with a side-by-side community-level AND section-level review before you write an offer. I also keep active resale and new-construction inventory across every community in this guide plus the Boynton Beach Valencia collection.
